A land use application has been submitted for 21 Grosvenor Avenue, Craighall Park. The owner is applying to:

  • Rezone the property from Residential 1 (one dwelling per erf) to Residential 3

  • To allow the development of up to 3 dwelling units on the property

  • Remove restrictive title deed conditions to enable the additional dwellings

What is being proposed

A small-scale residential development of 3 units is proposed

  • Maximum building height of two storeys

  • On-site parking to be provided

  • A detailed Site Development Plan will follow at a later stage

CRA Position

Based on our initial review, the CRA will not be submitting an objection to this application. The proposal remains residential in nature, low in density, and broadly aligned with the type of small cluster-style developments that are appropriate for the area.
