A land use application has been submitted for 29 Portland Avenue, Craighall Park. The owner is applying to:

  • Subdivide the property into two portions
  • Rezone the property to permit development at 50 dwelling units per hectare
  • Remove restrictive title conditions to allow development in line with the rezoning

What is being proposed

According to the application:

  • The erf will be subdivided into two residential portions
  • A medium-density residential rezoning is proposed
  • Future development details will follow in a separate site development plan
  • No detailed site layout has been provided at this stage

CRA Position

Based on a preliminary review by our professional town planner, the CRA will not be submitting an objection to this application.

The proposed subdivision and residential use are reasonable in principle, and the scale is consistent with development policy for this node. We also acknowledge that not every application warrants opposition, and we must be reasonable and balanced in our planning responses.

However, we note that the site sketch plan is incomplete and does not show existing buildings, trees, access points or services. These matters should be clarified during future submission stages, but they are not grounds for objection at this stage.
