Rezoning & Consolidation Application – 70 & 74 Hamilton Avenue (Erven 676 & 678), Craighall Park
Deadline for comments or objections: 19 November 2025
Application type: Rezone to Residential 2 to allow 3 dwellings + “Special” for access

A land use application has been submitted for 70 and 74 Hamilton Avenue, Craighall Park. The owner is applying for:

• Rezoning from Residential 1 (1 dwelling per erf) to Residential 2 (3 dwellings on consolidated property)
• A “Special” zoning for the access driveway and access control
• Consolidation of the two properties and re-subdivision into 3 residential stands plus an access portion

Why is this happening?

Any change in land use or density must go through a formal rezoning process. This triggers a public participation process and residents have the right to comment or object if they wish.

What is being proposed?

• Consolidation of 70 and 74 Hamilton into one erf, then re-subdivision into 3 residential stands
• Development of 3 single dwelling homes (maximum 2 storeys)
• A shared private access driveway with access control
• Retains residential use and character

CRA Position

Based on our review and the advice of our professional town planner, the CRA does not intend to submit an objection to this application. It aligns with residential use and represents a low-intensity form of densification that is generally consistent with the surrounding area.

Residents may still submit comments or objections as individuals if they wish. If you wish to comment or object, please include:

• State clearly whether you object or support the application
• Any comments you wish the City to consider
